How Planloom makes a floor plan
Planloom is a small, independent floor plan tool at getplanloom.com. It exists because most floor plan apps make you sign up before you see anything, and most “AI floor plan” sites give you a picture you can't edit. Here the plan is always a real drawing: rooms are shapes with sizes, and you can change all of it.
Text to plan (free, in your browser)
- Your sentence is parsed for bedrooms, baths, total area, building type and extras (garage, porch, office, laundry, pantry, mudroom…).
- Each room gets a typical size, and sizes are scaled so the living area matches the total you asked for.
- Rooms are packed into zones — public (living, kitchen, dining), private (bedrooms, baths) and service (laundry, garage) — with a hallway between them, then doors and windows are added on shared and exterior walls.
- “Another layout” uses a different seed for a different arrangement. Nothing is sent to a server.
Sketch or photo to plan (AI)
- The image is sent once to a vision AI model, which returns rooms, sizes and openings as structured data; we never ask it for a picture.
- That data is snapped to clean rectangles with shared walls, converted to your units, and checked; if no rooms are found, the conversion is refunded.
- Written dimensions on the sketch are used. Without them, sizes are estimates — the result says so.
- Images are not stored after conversion. Free: 3 conversions per device per day.
How area is counted
Room area is width × length of each room rectangle, measured to the room lines. Living area adds every room except garage, porch, patio and deck. Appraisal standards (like ANSI Z765) measure to exterior wall faces, which typically adds a few percent.
Limits
- Rooms are rectangles; L-shapes are made from two rectangles.
- One floor per plan; draw a second plan for an upper floor.
- Plans are concept drawings, not construction documents.
